Draft Land Use Code and Zoning Map Available for Public Review

The updated draft of the Chaffee County Land Use Code has been published for public review, along with the proposed zoning map. Visit https://www.togetherchaffeecounty.org/input to access both documents.


Together, the draft Land Use Code  (LUC) and zoning map support the goals, visions, and objectives of the 2020 Chaffee County Comprehensive Plan. The proposed code has evolved through the past 24 months of the Land Use Code Rewrite project and the public input collected through the >20 public hearing meetings held to date. The proposed zoning map seeks to implement the future land use plan adopted in the Chaffee County 2020 Comprehensive Plan.


Please note that the draft LUC is still a work in progress. A few sections are highlighted with “TBD” indicating additional content will be forthcoming. The consultant firm continues to refine and incorporate material that was drafted earlier in the Land Use Code rewrite project and will release new updates annotating those additions over the next few days, with all additional content modifications annotated for ease of identification.


The Planning Commission will review this draft at work sessions on October 1st and 4th, 2024, starting at 6:00 p.m. Please note that the Planning Commission does not take public comment during work sessions.


Additional Land Use Code work sessions and public hearings dates scheduled over the next two months are posted at https://www.togetherchaffeecounty.org/events; agendas and meeting details are published at https://chaffeecoco.portal.civicclerk.com/. All meetings will be held both in person and via Zoom, and recordings will be posted to https://chaffeecoco.portal.civicclerk.com/ following the meeting conclusion.

Public comment will also be accepted at the public hearings, both in person or over Zoom.
